Roof Leak Repair or a New Roof? How to Tell
A leak doesn't automatically mean you need a new roof. A repair can work great. It depends on the condition of the rest of the roof.
When a repair makes sense
- The leak comes from one spot: a cracked vent boot, lifted flashing, a few blown off shingles, a bad seam
- The rest of the shingles still lie flat and hold their granules
- The roof has plenty of life left
When it's time to look at replacement
- Shingles are curling, cracking or losing granules across the whole roof
- You've had leaks in more than one place, or keep patching the same area
- The decking is soft or rotted in more than a small section
- Storm damage covers a large part of the roof, which may also mean an insurance claim
Get an honest look
We'll get up there, take photos and show you what we see. If a repair will do the job, we'll tell you that. If the roof is done, we'll tell you that too and give you a firm written price either way. If water already got inside, we handle the ceiling and drywall too.
